Energy efficiency is the path most clients take

Victoria notes that many clients currently lean on energy efficiency as their main route through the points system. That can mean better mechanical systems, heat pumps, a tighter building envelope, higher performing windows, and sometimes solar panels. Window to wall ratio matters here. More glass usually means more heat loss, which makes your energy targets harder to hit. Use unit mix to reach affordability without breaking the numbers

Affordability can also be built in through unit mix rather than across the whole building. A sixplex does not have to divide every floor evenly. You might design a blend of one, two, and three bedroom units and set one smaller unit as the affordable unit if that supports your financing. Thinking about this early lets you hit the program requirements while keeping the rest of the building working hard for your return.

Not every path to more units means a bigger building. A garden suite or a second unit can add rentable space and strengthen your financing position on a lot you already control.

The same rule holds. Decide how the unit will be financed and who it serves before you finalize the design, so the numbers and the drawings agree from the start.

Be careful with imported materials

Builders are getting creative with sourcing, importing windows, flooring, tile, and fixtures from Europe, Turkey, China, and other markets. It can cut costs, but it carries real risk. Victoria notes that some materials are easier to import than others. Flooring and tile are usually straightforward. Electrical fixtures, lighting, plumbing, and life safety components need much more caution.

Everything has to meet Canadian standards. If a product lacks the right ratings, approvals, or data sheets, it can fail inspection or create insurance problems, and in the worst case you may have to tear out and replace what you already installed. Importing is not the problem. The problem is confirming compliance after installation instead of before. Sort it out early and importing can work in your favour.

Watch modular and panelized construction

Victoria is seeing more interest in modular and panelized construction. The appeal is speed. In theory, you can pour foundations and run servicing on site while wall panels and other components are built in a factory. Panelized walls, prefabricated elements, and mass timber can ease labour pressure and speed up the build.

The challenge is coordination. Modular work needs tight integration between the architect, the factory, the builder, and the site team, and it tends to pay off most at scale. A single fourplex may not capture the same benefit as five or ten similar buildings using a repeatable design. Given the labour shortage in construction, though, expect prefabrication to become a bigger part of how missing middle housing gets delivered.

The rise of the citizen developer

One of the strongest themes in this space is the rise of the citizen developer. Missing middle housing is no longer built only by large institutions. The true cost of a lot includes everything standing between you and a permit. Trees, ravine and setback rules, parking limits, zoning constraints, and approval timelines can all quietly move your return before construction even starts.

Victoria treats one of the architect’s most important jobs during acquisition as spotting these risks early. A site that costs a little more but carries fewer surprises can be worth far more than a cheaper lot loaded with unknowns. The goal is not the lowest price. It is the most predictable path to a finished, leased building.

Trees can stall your timeline and your carrying costs

In Toronto, trees are one of the most common surprises. A tree on your property, a tree on the boundary, or even a neighbour’s tree can all affect what you can build and when you can start. As of right usually beats the Committee of Adjustment

Most missing middle investors are better served building as of right rather than chasing variances. Victoria estimates that the large majority of BuildX Design’s missing middle projects are designed as of right. It is not that variances never get approved. In fact, the projects her team has taken to committee have generally passed. The real issue is time, cost, and certainty.

A Committee of Adjustment process can add several months. During that time you are carrying the land, paying consultants, and delaying construction. Even when a variance unlocks more buildable area, the benefit has to beat the added cost and risk. A simple number helps here: land price per leasable square foot. A variance might improve that number on paper, but if it adds five or six months of carrying costs and planning fees, the advantage can vanish. For smaller builders, a predictable path is often worth more than a slightly bigger building.

Not every missing middle project is a large building. Garden suites and laneway homes can add family sized rental space to a lot you already own, and they often face a cleaner approval path than a full new build.

Even so, the same discipline applies. Understand the trees, the setbacks, and the servicing before you count on the extra unit. A second suite only helps your return if it can actually get approved and built.

Know where Part 9 becomes Part 3

One of the most important thresholds in multiplex design is the line between a Part 9 and a Part 3 building under the Ontario Building Code. A typical three storey plus basement multiplex can often stay under Part 9 if it respects the size and code limits. Cross into Part 3 and the requirements can get much more expensive. Elevators, sprinklers, standpipes, and extra life safety systems can change your construction budget in a serious way.

Good missing middle design often means knowing exactly where that threshold sits and planning around it on purpose. A mezzanine or a rooftop amenity area, for example, can add usable space and value without tipping the project into a true four storey building. Parking still matters in the suburbs
